Colliers Report Highlights India as Key Destination for Global Property Investors

India has been ranked the fourth most preferred global destination for cross-border investments in land and development sites, according to the Global Capital Flows Report released in September 2025 by Colliers . The ranking highlights India’s growing importance in the international property investment market. Even amid economic uncertainties in the Asia-Pacific real estate sector, investor interest in India’s property market has remained comparatively strong.


Real Estate Investment Trends in the APAC Region

Across nine major Asia-Pacific (APAC) property markets, total real estate investments reached about USD 71.9 billion in the first half of 2025. This represented a 6% year-on-year decline , reflecting the impact of global economic pressures and trade volatility. The report analysed investment activity in markets such as Japan , China , Singapore , Australia , and India. Analysts expect investment levels to gradually improve as interest rates stabilise and domestic funding sources strengthen across the region.


India’s Role in Cross-Border Investment

India recorded approximately USD 3 billion in real estate investments during the first half of 2025, reflecting a 15% decline compared with the same period in 2024. Despite this drop, the country continued to attract strong investor attention. International investors contributed around USD 1.6 billion , accounting for about 52% of institutional inflows . Meanwhile, domestic investments rose sharply, increasing 53% year-on-year and making up nearly 48% of total capital deployed in the sector .


Key Segments Driving Investment

Residential and office real estate remained the dominant investment categories in India, together accounting for more than half of total investment volumes . Residential projects alone attracted roughly USD 0.8 billion in funding. Institutional investors have increasingly partnered with local developers to develop or acquire commercial office properties, reflecting confidence in India’s long-term economic growth and expanding corporate sector.
